Why do restaurant kitchens here keep calling about roaches?
Food-service and multi-unit work is the call this core is most likely to generate. A roach seen in a kitchen often has its route in along drains, through gaps round pipes and into the cabinets above the prep line, so the technician checks the back-of-house layout and the drains rather than only the spot where the insect was seen.
UF/IFAS says the Florida woods cockroach is mostly an outdoor insect that usually enters a building by accident, and that palmetto bug is applied loosely to American and smokybrown roaches too. Identifying the species first tells the technician whether the work belongs outside, inside or both.
What does a condo or apartment building change about the job?
In a building the unit is only part of the picture. Roaches and rodents can move between units through shared walls, plumbing chases and trash areas, so a treatment in one apartment can fail if the next one is active. Ask the manager which units have reported the problem, because the answer decides how far the work reaches.
Roof rats are the rodent UF/IFAS calls the worst and most abundant in Florida. They use attics, soffits and hollow walls, and they travel up to about 150 yards for food, so a building with open space around it gives them more routes in.
Do the older bungalows need a termite check before a sale?
When a bungalow on a side street is sold in a real-estate transaction and a fee is charged or a written report is requested, the wood-destroying organism inspection must be done by a person qualified under Chapter 482, Florida Statutes, and reported on FDACS Form 13645. Ask the inspector to show the WDO designation on the state ID card before relying on the report.
Winged termites are seen in Florida roughly from March through June. UF/IFAS says finding them does not by itself prove an infestation, so a swarm on a porch is a reason to keep the insect and have it identified.
What does a Florida summer ask of a downtown unit?
The summer is hot and humid, and a daily-storm wet season runs roughly from June to September. Standing water on balconies, in planters and in the gutters of older houses feeds the container mosquitoes that bite by day, and ants move indoors after rain. These are general seasonal patterns, not measured local figures.
The NWS figure for Orlando International Airport is about 51 inches of rain a year, from the 1991 to 2020 normals. Tell the caller the building type and the floor, and the technician can plan access and the order of visits.
